FINDING A PROPERTY

All of our available properties can be found on our website, OnTheMarket and our social media pages. Please call our office to register and arrange a viewing. New properties become available on a regular basis, therefore it is important to be registered with us so that we can make you aware as soon as they are listed

 

APPLYING FOR A PROPERTY

Once you have found a suitable property, you will need to complete an application form to enable us to carry out the necessary referencing. A holding deposit will be required at this stage. We will also require a form of photo ID together with a utility bill for each applicant. To download the application form, click here.

 

A pet addendum will need to be signed if a pet is accepted at a property.

 

DEPOSITS

All tenancy deposits are registered with the Deposit Protection Scheme (DPS). 

Deposit required: Equivalent to 5 weeks rent.

 

TENANCY AGREEMENTS

Tenancy Agreements need to be signed by all parties in our office prior to check in. These are usually for a minimum period of 6 months. 

Deeds of Guarantee if applicable, will also need to be signed at this point.

 

CHECK IN

If the property is fully managed, we will arrange an appointment in the office to sign the legal documents, provide you with keys and a full inventory and schedule of condition together with photographs. This will need to be signed by all tenants and a Westpark representative. You have 7 days to report any discrepancies and photographs. Utility readings will be provided with the inventory and readings will be sent to the relevant providers

 

CHECK OUT

Prior to check out, you will be provided with guidance notes to ensure that your handover runs as smoothly as possible. A member of Westpark will meet you at the property at an agreed time, to carry out a final check with the original inventory. We will expect the property to be handed back in the same condition as received. Fair wear and tear is taken into consideration. Utility readings again will be taken at this point and relevant providers informed of your forwarding address for any outstanding bills. All keys must be returned at this point, failure to do so may result in the tenant being charged for lock changes.

 

RETURN OF DEPOSIT

Providing there are no issues at the end of the tenancy, deposits will be returned within 10 working days. Should there be any discrepancies e.g. damages, cleaning required etc, Westpark will arrange for quotes to return the property back to the original standard at check in. If tenants agree to the quotes and works required, the amount will be deducted from the deposit held. If an agreement can not be made at this time, the matter will be referred to the DPS adjudicator.
